||The Kenner market is a healthy trade area of the New Orleans MSA and is located on the western most edge of the Southshore. Kenner’s total land mass is approximately 15 square miles stretching from Lake Pontchartrain, its northern border, south to the Mississippi River, east to unincorporated Jefferson Parish (Metairie), and west to St. Charles Parish. The 2015 estimated population of Kenner is 66,453 people, making it the sixth largest city in Louisiana. The Esplanade Mall traditionally has anchored the retail hub of the trade area. That said, years of declining average incomes and the perception of increased crime have impacted the property significantly. The physical location of Macy’s mall position is arguably the strongest of the anchors. It is front & center when entering off of W. Esplanade, which carries heavy local traffic.
||The Kenner market is mature & somewhat in a resurgence. With a fixed land supply in the NOLA Metro, there is a redevelopment trend slowly taking place where GLA allows as well as a right-sizing of retailer prototypes which are also providing opportunities for second generation deals or redevelopments.
